I am a landlord. What does the report actually contain?

What was inspected, what was found, photographs of it, and what follows — separated into what needs acting on, what is worth watching and what can be left alone. It is written so a tenant or an insurer can read it, which is the difference between a report and an invoice with notes on it.

Worth taking seriously and worth scanning rather than sweeping first. Smoke coming back into a room can be deposit, can be a shared or crossed flue, and can be the building being tighter than it was when the chimney was built. Those are three different jobs.

Does the dryer duct need doing in a rental?

It is often the most worthwhile thing in the building. Long internal runs in converted houses collect lint steadily, tenants rarely report longer cycles, and a restricted dryer duct is a recognised cause of house fires. It is a short job with a real argument behind it.

Can you do several properties in one trip?

Usually yes, and it is worth telling us the addresses when you ring so the order makes sense. It saves everybody a morning and it means the reports arrive together rather than trickling in over a fortnight.
